Job Description

Salary Range

Facilities Maintenance HVAC Technician IV Starting Salary: 45 ($44,870/year)

Individuals hired in this position have the opportunity to progress up to $67,304/year, which is the maximum salary for this position as of December 2019.

 

Position Summary

Under the direction of the Facilities Maintenance Supervisor, performs highly skilled duties for the City of St. George related to the general and preventive maintenance, repair, and replacement of heating, ventilation, and air conditioning (HVAC) systems for City buildings, facilities, and environs.

 

Essential Functions (Essential functions, as defined under the Americans with Disabilities Act, may include the following tasks, knowledge, skills, and other characteristics. The list of tasks is illustrative only and is not a comprehensive listing of all functions and tasks performed by positions in this class.)

  1. Receives and completes departmental requests for repairs, replacements, and adjustments of HVAC and mechanical systems.
  2. Performs and schedules general and preventive maintenance and repairs, and maintains required records related to HVAC systems and mechanical functions of City buildings and environs, such as:
    1. Diagnoses problems and determines how to correct them. Checks blueprints, repair manuals, and parts catalogs as necessary.
    2. Troubleshoots, repairs, and maintains HVAC equipment.
    3. Periodically performs minor construction, remodel, and repair of various structures and facilities. Selects subcontractors, within City assigned expense limit, to work on building maintenance.
  3. Reviews plans and makes recommendations on City facility remodeling and new construction projects as needed.
  4. Identifies the need for and recommends repair or alteration of City owned facilities.
  5. Reviews and coordinates remodeling and renovation projects with facility manager to turn off water, electricity, etc. as needed.
  6. Provides assistance with the preparation and monitoring of the Facility Services budget.
  7. Provides training and orientation for new employees as directed.
  8. Assists with set up and take down for special events such as the St. George Marathon.
  9. Performs other related duties as required.

Typical Physical/Mental Demands/Working Conditions

Indoor and outdoor work with exposure to hot, cold, wet, humid, or windy conditions caused by the weather. Moderate physical activity exerting up to 20-50 pounds of force occasionally and/or 10-25 pounds of force frequently. Uncomfortable working positions such as stooping, crouching, and bending. Exposure to elements such as heat, cold, dampness, fumes, noise, dust, or grease. Risk of bodily injury is moderate under normal conditions. May have disagreeable elements such as appearance of work place, poor ventilation, or uneven temperatures. Occupational safety and health hazards may be encountered under controlled conditions. Some exposure to hazardous materials such as fumes, pesticides, cleaning agents, etc. and to high levels of noise. Exposure to stress as a result of human behavior. Requires working extended or irregular hours such as weekends, nights, and holidays.


Minimum Qualifications

Qualifications

Education: High school diploma or equivalent.

Experience: Minimum of eight (8) years full time paid experience in heating, ventilation, and air conditioning maintenance and repair.

Licenses and/or Certifications:

  • Possess a valid driver license. A valid Utah Driver License must be obtained within 60 days of hire and be maintained throughout employment.
  • Possess CPR/First Aid certification within six (6) months of hire and maintain throughout employment.
  • Possess EPA Universal certification type II and NATE certification or ability to obtain within six (6) months of hire and maintain throughout employment. S350 HVAC Contractors License, RMGA Gas Fitters certification and/or HVAC Excellence certification(s) preferred.

Knowledge, Skills, and Abilities

Knowledge of:

  • Tools, equipment, and techniques used in maintenance, repair, and/or construction of heating, ventilation, and air conditioning systems.
  • Electrical and refrigeration operations and equipment such as components, symbols, schematics, compressors, relays, and motors.
  • Local, state, and federal codes and regulations specific to construction and maintenance.
  • Budgeting principles, and budgetary and capital expenditure planning.
  • Basics of reading and understanding blueprints.
  • Standard safety precautions.

Skills in:

  • Performing routine heating, ventilation, and air conditioning maintenance and determining when and what kind of maintenance is needed.
  • Determining the kinds of tools and equipment needed to do a job.
  • Operation of a variety of hand tools and equipment common to the building trades, HVAC, filtration systems, etc.

Ability to:

  • Work with minimum supervision, and understand and follow general work instructions.
  • Work within budgetary and time allocations.
  • Manage numerous projects at any given time.
  • Communicate effectively in both oral and written form.
  • Analyze and solve problems under stress.
  • Read and interpret blueprints, electrical schematics, and various operational and maintenance manuals.
  • Perform indoor and outdoor manual labor for extended periods of time.
  • Operate equipment in a safe and efficient manner.
